AutoSitu

AI-native workspace for municipal development review

At AutoSitu, we’re building coordinated AI agents that live inside cities’ cross-department development review workflows—doing the heavy lifting, escalating judgment calls, and letting staff focus where human expertise actually matters. AutoSitu provides expert-level guidance and catch issues in minutes, helping cities and design firms/developers navigate an increasingly complex and fragmented regulatory environment. We serve as a strategic partner to forward-thinking public agencies and design teams across the country and are backed by Y Combinator (W26).

AutoSitu: AI-native Developmen Plan Review for Faster Approvals
See original launch post

TL;DR: Hi YC! We’re Lin and George, founders of AutoSitu. We’re building software that automatically reviews site and building plan sets in minutes and surfaces what a city is likely to flag before you submit.

🧱 Problem
In real estate, time kills deals — and permitting/review is one of the biggest sources of delay and variance.
Most projects go through 2–3 resubmittal cycles, adding 3–9 months.

  • Developers: $50k–$250k+ in carrying costs while projects sit in review
  • Architecture teams: 80–200 hours of unplanned work per resubmittal
    → at ~$130/hr, that’s $10k–$25k+ of margin erased on fixed-fee work 🐌

⚡ Solution
AutoSitu is an AI-powered development plan review engine that flags the issues that typically surface later — before submission, when fixes are cheap.

Teams use AutoSitu to:

  • reduce city comments 50–70%
  • cut resubmittals from 2–3 → 0–1
  • shorten approvals by 3–6 months+

💰 Impact
That’s $100k–$400k in avoided carrying costs for developers and $10k–$25k in preserved fee margin per project for architecture teams.

👋 Backstory
Lin worked across 20+ U.S. public and private projects in planning and architecture, sitting on both sides of the table, and repeatedly hearing the same question from teams and clients: why does review take so long when the issues are so predictable?

George spent years building automation systems in robotics and AI, turning processes that took weeks of manual effort into scalable pipelines, cutting costs from $50k to $2k while keeping humans in the loop.

AutoSitu started from a shared realization: permit review isn’t slow because people aren’t trying, it’s slow because the same checks are repeated manually, at scale, with no early signal.
